NSW Leads the Charge With New 7-Star Energy Requirements

[11/10/2023]

New South Wales is taking a giant leap towards sustainability with the introduction of mandatory 7-star energy performance ratings through BASIX, which became effective from the 1st of October, 2023. This National Construction Code (NCC) policy shift enforces energy efficiency and lower carbon emissions in Australian homes through efficient passive design.

Other states following New South Wales in adopting a 7-star energy efficient minimum include:

ACT: January 15th, 2024.

Victoria: May 1st, 2024.

Queensland: May 1st, 2024.

South Australia: October 1st, 2024.

The Challenge For Builders

Undoubtedly, the transition to mandatory 7-star energy performance ratings presents challenges for builders. Some of these challenges include:

  1. Increased Costs: Meeting the rigorous standards for a 7-star rating may require significant investments in high-quality insulation, energy-efficient appliances, and glazing. These upfront costs can strain construction budgets.
  2. Design Adjustments: Achieving a 7-star rating often necessitates design adjustments to optimize energy efficiency. Builders may need to redesign layouts, incorporate better ventilation systems, and select appropriate materials, which can be time-consuming and may lead to additional expenses.
  3. Material Selection: Choosing the right materials, including high-performance glazing, is crucial. These materials can be more expensive than conventional options, adding to construction costs.

Despite these challenges, it's important to recognise that the long-term benefits of achieving a 7-star energy performance rating far outweigh the initial difficulties. Reduced energy bills, increased property value, and a smaller environmental footprint are just some of the rewards that await builders and homeowners who embrace this transition.

The Crucial Role of High-Performance Glazing

One of the critical components contributing to a high energy performance rating is the selection of high-performance glazing. Windows and doors play a pivotal role in regulating a building's temperature and reducing energy consumption. High-performance glazing helps to:

  1. Enhance Insulation: High-performance glazing minimises heat transfer, keeping the interior temperature comfortable and stable year-round.
  2. Reduce Solar Heat Gain: It prevents excessive heat from entering the building during hot summers, reducing the need for air conditioning.
  3. Optimise Natural Light: Efficient glazing can maximise the use of natural daylight, reducing the need for artificial lighting.
  4. Minimise Condensation: It reduces the risk of condensation and moisture-related issues, ensuring a healthier indoor environment.

To meet the mandatory 7-star energy performance rating, it's essential to choose the right glazing solutions for your construction projects.
